Turner Self-Perform Operations (SPO) is an in-house resource providing concrete and self-perform services to Turner teams. Turner SPO has been executing self-perform work in the greater Seattle area since 1987 beginning with the concrete scope on the Two Union Square tower in Seattle. Since its inception, Turner SPO has engaged in building a wide range of project types including aquariums, stadiums, hospitals, high-rise residential towers, office complexes and civic buildings. Our self-perform projects range in volume between $200,000 to $80 million.

Turner is looking for an organized, open-minded, team-oriented concrete engineer with experience running concrete and/or structural scopes for a General Contractor or concrete/steel subcontractor. This is a time of great growth for this division of the Seattle office, with mobility opportunities and exciting projects. Future career paths have the potential to stay within the self-perform division, or verge into engineering and project manager roles representing Turner as the general contractor.  

Position Description: Manage, evaluate and assess information necessary to construct the concrete project scope on time, within budget and to the quality specified by the contract documents. 

Reports To: Project Manager or SPO Project Manager

Essential Duties & Responsibilities*: Within the realm of the concrete self perform package, lead responsibility for:

  • Serve as liaison with base team, Architects, Subcontractors, Consultants, Suppliers, Inspectors and other Turner job staff and Owner’s Representatives in resolving issues related to plans and specifications so that the work is not delayed and productivity negatively impacted.
  • Manage the project budget through change order management process with the base team and suppliers/subcontractors. Gather productivity and time recording to reconcile project budget.
  • General knowledge of all contract and subcontract documents, as well as the job estimate. Oversee and make decisions related to contract drawings and subcontract information. Ensure all drawings and specifications properly relate to the estimate.
  • Ensure materials and equipment are released for fabrication or manufactured in time to meet the construction schedule.  Publish expected delivery dates for each item to the responsible supplier/subcontractor as well as the base team and SPO field supervisor.
  • Collect invoices and assist with Pay Application development.  Gather Trade Partner time sheets for billing verification. 
    Assist with ORM/Profit Plan/CAB reports
  • Distribute schedule, scope details and other information required for construction to appropriate parties.
  • Manage submittals and shop drawings.  Assess conformance to contract specifications. Coordinate with adjacent and dependent trades. Resolve any conflicts in interpretation of documents.
  • Negotiate Change Orders.  Manage information on changes in the work, prepare quantity analysis, obtain and check estimates for changes from subcontractors and suppliers, obtain approval of the team client and resolve any conflicts.
  • Oversee the close-out process.  Prepare final records for the project such as Requests for Information (RFI’s), close-out records, warranties, as-builts, Operations and Maintenance manuals (O&Ms), attic stock, spare parts, and evaluating information to insure compliance with contract documents.
  • Supervise Assistant Engineers, Engineering Assistants, Plan Clerks and Interns, including providing input on performance appraisals.
  • Prepare Scope of Work documents for trades.
  • Develop reports such as General Conditions Items, labor, safety, Change Order logs and Quality Control.
  • Schedule and manage subcontractor trade coordination meetings, preconstruction meetings and submittal review meetings.

Qualifications: Bachelor's degree plus a minimum of four years' related experience or an equivalent combination of education, training and/or experience. Experience specific to the concrete scope of work on large, ground up construction projects required. Proven written and verbal communication abilities; proficiency with computer applications, including Microsoft Office Suite. Utilizes leading-edge technologies such as Building Information Modeling (BIM) and Lean. Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule. Demonstrated leadership and interpersonal skills.
