ASSET MANAGEMENT OVERVIEW Essential Functions & Responsibilities: Reporting to the Executive Director, the Asset Manager will oversee the operations of property assets within HOPE’s portfolio (150 units of community-integrated / small scale affordable housing at 97 locations) through the supervision of our property management company, site visits, and regular financial and compliance reviews. The Asset Manager will focus on the analysis of property-level financial data for HOPE’s portfolio, including annual operating budgets, financial statements, residual receipts analysis, year-end audited financial statements, and tax returns. The Asset Manager will also collaborate with other departments as needed related to housing development, fundraising, and special projects.  Be primarily responsible for asset management activities, including oversight of property management agreements, regulatory agreements, and requirements. Develop and oversee property budgets and financial performance; lender, investor, and program compliance reporting; and capital needs assessments and planning. Maintain clear and consistent communications with property management agents regarding housing objectives and operations as they relate to project budgets, lease-up, maintenance, rent collections, annual monitoring and compliance, rent increases, and day-to-day procedural issues. Enforce HOPE asset management-related policies and procedures. Monitor properties for adequate insurance. Work closely with the Chief Financial Officer to initiate and review annual financial statement audits. Conduct regular analysis of operating statements, budgets, and other data relating to asset management. Forecast operating performance and capital needs. Work proactively to identify property performance issues if they arise. Work collaboratively with the housing development, finance & accounting, and property management staff to create and implement strategies to address performance concerns. Perform a recurring physical inspection of properties. Provide significant input and recommendations to HOPE’s Housing Development team on new projects regarding operating financials, compliance matters, and related issues Develop and review drafts of property management and related property agreements. Ideal qualifications: 5 years of experience in managing real estate/rental property operations with a background in affordable housing Bachelor's degree from an accredited college or university in accounting, finance, business, or another related field Minimum 6 years of work experience may be substituted for a college degree Minimum 3 years of experience working on properties with federal or state affordable housing funding Possession of a valid California driver's license Ability to meet California minimum insurance requirements Fair Housing laws, property management /operation Permanent supportive housing knowledge Excellent mathematical, writing, and communication skills Excellent analytical skills for financial and industry data.
