Their rental living ( apartment / multifamily) division is looking for a Manager of Acquisitions for their office in Irvine, CA.
The Manager of Acquisitions is responsible for identifying, underwriting and assisting in the facilitation of due diligence on acquisition opportunities in accordance with our client’s Business Plan and acquisition strategy.
Essential Job Duties
Identify and facilitate the acquisition of multi-family development opportunities that are in alignment with client’s criteria and goals.
Perform research utilizing all available resources to validate or identify viable markets and sites for acquisition, or in order to gather otherwise unavailable but necessary information to that end.
Assist in the negotiation of acquisition related terms and contracts consistent with client’srequirements.
Collaborate with internal teams and external resources in all steps of the underwriting and acquisition process by analyzing all available materials, including but not limited to: entitlement documents, project plans, engineering, title and environmental reports, and market studies, etc.
Accurate budgeting and forecasting of land acquisition related expenses along with the coordination of each department’s budgets and schedules for the accurate and timely completion of project proformas.
Oversee project due diligence coordination meetings including scheduling, coordinating agendas, keeping meeting minutes and tracking progress through the due diligence process.
Key member aiding in the on schedule, on budget and thorough realization of the client land acquisition goals.
Assist in providing information as required to meet all project forecasting, budgeting, financing and capital needs, including the preparation of various regular reports as required.
Attend weekly Staff and Land Acquisition meetings and events as required.
Provide information to the Vice President as required.
Review and approval of consultant due diligence invoices.
Minimum Job Requirements
A minimum of three years prior experience negotiating and managing residential land transactions in a land acquisition role preferably for a multifamily developer.
Ability to read and interpret architecture, engineering plans, title reports, and contracts.
Experience in financial modeling using excel.
Financial, legal, budgeting and computer acumen.
Joint venture and debt experience a plus.
Must be mobile and able to perform the physical requirements of the job, bending, kneeling, stooping, pushing, pulling and repetitive motion
Ability to sit and work at a computer for long periods of time
Able to move intermittently throughout the work day and between divisions
Ability to lift/carry up to 30 lbs. and push up to 20lbs. as necessary
Compensation – up to 130K on base salary plus 20% discretionary bonus and $5K acquisition bonuses.
